Still plenty of mud with more rain forecast for tomorrow. On March 28 we had our first visit from Pacific Home Warranty, no issues to report or resolve so a good inspection.  The roof was installed on Monday and the roof sheeting was completed Tuesday.  Today we were wrapping up the balance of the wall sheeting and the fascia boards for the gable ends.  Windows are expected to arrive Wednesday Morning.

Lots of rain on Tuesday and Wednesday slowing the progress, On March 23 we are working on the interior walls, March 24 we will be installing the exterior Sheeting.  The roof truss package arrived today, The crane to lift the roof truss pack arrives at 9:00 AM Monday morning.

On March 20 the Building materials arrived at 10:00 AM, slightly behind schedule.  Acoustic seal and sill gaskets were placed on top of the footing wall to create an air tight seal between the footing wall and the bottom plate of the wall.  At the end of the day two walls were standing and by the end of today all 4 walls are in place.  Wall sheeting and interiors walls are planned for Wednesday and Thursday morning.  Roof trusses are scheduled to arrive on Thursday.

On schedule, we poured the concrete slab today March 17 at 8:00 AM, good weather, overcast but no rain, slab was polished with the power trowel at 11:00 AM

Late in the day on March 16 we dug the rock and installed the drainage lines for the rain water leaders

On Thursday March 16 we hauled in two more loads of radon rock and compacted the material with the 1000 lb plate tamper.  The radon gas barrier was installed and all protrusions were sealed with red tuck tape and acoustic seal.  The 10 mm steel reinforcing steel bars were installed and DOS inspected the work at 12:30 and passed the inspection.  A pleasure to work with the District of Summerland.

Wednesday March 15, the underground plumbing was passed by DOS at 10:30 this AM.  The position of the underground electrical cable under the slab was finalized just prior to lunch and temporary power was completed with the installation of a breaker in the main electrical box inside the rental house.
On Thursday we will complete the radon rock, slab seal and steel reinforcing bar for the slab, we expect inspection about lunch time, the concrete slab is scheduled for Friday Morning at 8:00 AM

Tuesday March 14, more mud and more back-filling.  The plumbers arrived on time and installed the underground lines for sewer and water, great work between the plumbers and construction crew to place the gravel and sand and get it all packed into place, DOS inspection scheduled for 10:00 AM on Wednesday morning.

March 13, the frost is out of the ground and it's extra muddy, we stripped the forms, looks like a great pour, no honeycomb, Started the back-fill process, loaded in 3 loads of 3" minus crush for inside of the foundation,  The electrician arrived about 2:00 PM to install the electrical conduit and wire us for temp power from the existing house using the power from the hot tub on the upper deck.

On March 10 we had about 3 inches of fresh snow overnight, when the crew arrived the tarps were removed, steel reinforcing bars were completed and the blue rigid foam frost break was installed. The form inspection was done by DOS and passed with approval to proceed. The pumper truck and concrete truck arrived on schedule and we completed the uni pour of the footings and walls at 1:30 PM.  Tarps will be placed over the forms across the weekend.

On March 9 forms were placed, if all goes well we will pour the footings and walls about Noon on March 10

On March 8,  survey pins were placed at each of the 4 corners, the portable toilet and the foundation forms were delivered in the late afternoon.  Tarps were placed over the footings area to eliminate any chance of frost in the ground.

On March 7, safety fencing was in installed the excavation was completed and the 2 loads of 3" minus fractured rock were placed under the footings and compacted.  Geotechnical inspections were completed late in the day on March 7.
